There is an old saying that a “rising tide lifts all ships.” In terms of real estate, rising home values in recent years have benefited nearly all homeowners across the board. Now that the market in many areas has undergone a correction, homeowners may be reluctant to make a move. However, unless you are making a move to a vastly different market or market segment, you are still in the same boat as everyone else - even though you might be selling your home for less than you might have a year or so ago, you will be purchasing a home in the same market for less money than it would have taken a year or two ago.
I hope you find this topic to be both interesting and informative. I have the knowledge and experience to help assure that you will earn the most from your real estate investments. I am an expert at pricing homes appropriately, and marketing them to their best advantage. Contact me at 716-474-5646 to arrange an initial meeting. Learn how I have earned a superior reputation.
HINT: Don’t forget that a strong seller’s market makes it more difficult to find a new home after you have sold your old one. There are always compromises to be made.

When purchasing a home, buyers want to be sure that the appliances, mechanical systems, and structural components don’t provide them with any future unpleasant surprises. With this in mind, buyers of new construction homes will look for houses that come with a 7-year warranty that provides protection against workmanship and materials problems in the first year, systems problems (such as wiring and plumbing) in the first two years, and structural protection during the program’s 7-year term. For buyers of existing homes, a limited home warranty is an option to consider. These plans are actually service contracts, which typically cover appliances but not structural defects. As for sellers, purchasing limited home warranties can give their properties an edge in the market.
Is finding a home with a warranty important to you? Allow me, a real estate professional at 716-474-5646 to assist you in finding a property that has all of the features you seek. Discover why I have a successful track record of assisting buyers in your community. Contact me today. I’ll arrange a preliminary meeting.
HINT: Home warranties protect both buyers and sellers by providing protection from unseen repair and replacement costs.

Would you remove your own appendix, much less overhaul your vehicle’s engine? The fact is that, whether a doctor or a car mechanic, most people turn to those with professional experience to get the results they want. In the case of selling a home, there is too much riding on the outcome to hope that a homeowner can do the job him- or herself. While potential FSBOs (homes “for sale by owners”) nearly uniformly focus on saving money, experienced real estate agents usually pay for themselves by getting higher prices more quickly. They do this by setting a realistic asking price and negotiating a better selling price, advertising the property thoroughly, networking more effectively, qualifying buyers better, and circumventing potential problems.
Should you be considering the sale of your property, and you desire some expert advice, contact me at 716-474-5646. You will benefit from my years of experience. I will meet with you, provide you with a complimentary market analysis, and discuss an individualized marketing plan.
HINT: From getting a property ready for market to negotiating with buyers, experienced real estate agents take the emotion out of the home-buying process and produce bottom-line results.

Sellers who are readying their homes for sale should not overlook the landscaping. While new paint no doubt increases the curb appeal of homes in the minds of prospective buyers, mature trees and well-maintained grounds can have an even greater impact. In fact, beautiful plantings can actually add 15 percent to the property value of a home. One need only take a look at a tree-shaded front porch to see the “homey” feeling that the leafy limbs bring to a property. It may be impossible to plant a full-grown tree or shrub where none previously existed, but it is entirely within sellers’ ability to make the most of the landscape they already have.
When preparing your home for sale, minor investments can result in major returns. Should you be thinking about selling, contact me at 716-474-5646. You will benefit from my knowledge and experience. I know the ‘bells and whistles’ that attract buyers. Allow me to share that information with you.
HINT: According to real estate appraisers, landscape design is one of the primary reasons that homes sell.

In the current real estate climate, there is little time for hesitation or delay, which could be wrongly interpreted as disinterest. With this in mind, the listing agent has an obligation to bring any and all offers to the attention of sellers. Even offers appreciably below asking price start the negotiation process. Some offers come with 24-hour turnaround times, in which case a failure to respond within the specified period of time will invalidate the offer. In any case, it is the obligation of brokers and agents to keep the lines of communication open and unimpeded during the buying/selling process. It serves no one’s interest to have a deal fall apart because tardiness soured one party on the deal.
I know that time is of the essence when it comes to marketing property. I am committed to providing sellers with an individualized marketing plan that optimizes all opportunities to get the property sold. To learn how I can assist you, contact me at 716-474-5646. I will schedule an initial meeting where I will answer your questions, and provide you with a complimentary market analysis.

As the price of energy rises, it is no secret that buyers are showing a decided preference for homes that will cost them less to heat and cool. Water conservation and electrical costs are other important considerations. So, if you are looking to make home improvements that will increase the value of your home in the eyes of potential buyers, start in the basement. Replace the furnace or boiler, if necessary, with the most efficient model that you can afford. If your hot-water heater needs replacing, check out the new on-demand, tankless devices that save both space and energy. Make sure your home’s insulation is sufficient, and invest in energy-efficient replacement windows. Then advertise your energy-efficient improvements to potential buyers.
I hope you found this topic to be interesting and informative. I have a successful track record of assisting sellers to determine how to improve and market their property. Let me help you achieve your real estate goals. Call me today at 716-474-5646.
HINT: Home improvements that increase energy efficiency bring a bigger return on investment upon the sale of a home than additions such as a sunroom.

If you are faced with a work-related move, ask your company if it will help you relocate. In some cases, employers will go so far as to purchase relocated employees’ homes. This enables employees to free up sufficient funds to purchase homes in the areas to which they are being relocated. Otherwise, employers may offer a guaranteed price for relocated employees’ old homes if they do not sell within a specified period or for a preset price. Employers have also been known to carry the interest payments on the old homes until they are sold. At the very least, employers who ask their employees to relocate can be expected to help with moving costs.

If you have been following the real estate market from a national perspective, you may be genuinely perplexed. The good news is that real estate is local. It matters more what is happening in your own neighborhood than what real estate conditions are 200 to 2,000 miles away. For this reason, it is more important than ever to engage the services of an experienced agent, who can crunch the numbers for you. A “comparable market analysis,” based on recently closed sales, pending sales, average times on the market, and the volume of properties for sale in a competing price range provides would-be sellers with invaluable information. It costs nothing to ask, and you may be surprised by the answer.

I receive ongoing training, and the information I receive regarding the sales of comparable properties in your area is constantly updated. I can offer you a ‘real time’ report that will indicate the best asking price for your home. Reach me at 716-474-5646. I will arrange a meeting, provide you with a free market analysis, and discuss an individualized marketing plan with you.
HINT: The most critical factor in selling your home, especially now, is to price it correctly.
